The MAI designation

Shaun has completed a multitude of golf property specific appraisal and consulting assignments in 19 States, as well as Canada and the Caribbean. He has extensive experience with a variety of income producing and special use properties.

His experience includes assisting clients with commercial property disposition and acquisition, market analysis, marketability analysis, estate planning, feasibility analysis, operations consulting, highest and best use analysis, exchanges, and obtaining financing. He has provided litigation support for bankruptcy and foreclosure, eminent domain, tax assessment appeals, and partnership disputes.

In addition to being a certified appraiser and licensed real estate agent, Henry is a graduate of Delaware Valley College with a Bachelor’s Degree in Agronomy and Environmental Science and an 26-year member of The Golf Course Superintendents Association of America (GCSAA) with a Golf Course Development Specialization. As an instructor and author on various golf course operational and financial topics, he is a faculty member of the GCSAA and has been published by the Club Manager’s Association of America (CMAA), among others. He is also a member of The United States Golf Association (USGA) and the National Golf Foundation (NGF).

Shaun has over 26 years of golf course industry experience with stints at several upscale clubs including Wilmington Country Club, Huntingdon Valley Country Club and Congressional Country Club where he served as Assistant Golf Course Superintendent. His professional highlights include being part of the team that hosted the 1997 US Open and overseeing and managing construction and grow-in of a new upscale, member owned golf club designed by Hurdzan-Fry Golf Course Design.

Wyoming Valley Country Club, a private, A. W. Tillinghast designed golf course in Wilkes-Barre, PA, recruited Henry to direct golf course operations in 1998. He was responsible for maintenance of the 18-hole golf course as well as upgrading agronomic programs, equipment, staff, and maintenance facilities. During his tenure at Wyoming Valley Country Club, Henry worked closely with the Greens Committee and Board of Directors to complete many renovation projects including, bunker reconstruction, conversion to bentgrass fairways, pond reconstruction and a tree management program.

While serving as the Construction and Grow-in Superintendent at Wren Dale Golf Club near Hershey, PA, Henry was the owner’s representative for all aspects of construction and grow-in of the Championship, Hurdzan-Fry designed golf course. His responsibilities at Wren Dale included coordinating the efforts of owners, architects, engineers, contractors, inspectors and staff. Henry also instituted an extensive quality control program, assembled a professional golf course maintenance team, introduced maintenance standard guidelines, and developed a detailed grow-in budget and equipment acquisition plan.

Henry brought his golf course management experience to the field of golf property appraisal and consulting in 2005. He later co-founded Advantge Golf Advisors to serve the golf course industry’s appraisal and consulting needs, and joined forces with KW Commercial to provide recreational real estate brokerage services.

Kristin Lehman has been actively involved in the real estate industry since 1999 as an investor, appraiser and real estate sales person. Over the course of her career, she has acquired substantial experience in over 30 states and Canada, specializing in the valuation, analysis, acquisition and disposition of a wide variety of recreational properties. Having completed over 200 recreational property appraisal and consulting assignments, including golf clubs, ski resorts, marinas and beach clubs, Ms. Lehman has the depth of knowledge to analyze even the most complex recreational property. She has provided analysis and valuation services for fee simple interests, leasehold interests, leased fee interests, sandwich leases, fractional interests, and partial interests, and specializes in the valuation and analysis of the going concern- which includes real estate, business value, and tangible personal property value.

Her experience includes assisting clients with commercial property acquisitions, dispositions, disposition consulting, market analysis, estate planning, feasibility analysis, operations consulting, highest and best use analysis, absorption projections, 1031 exchanges, and obtaining financing. She has provided litigation support for bankruptcy and foreclosure, eminent domain, tax assessment appeals, zoning disputes, partnership disputes, and divorce proceedings.

Past clients include numerous banks and mortgage companies, private investment groups, government entities, local taxing authorities, municipal recreation departments, REIT’s, and attorneys, among others.

In addition to assisting clients with commercial real estate needs, Kristin currently serves on an advisory panel for the Cumberland County, PA Tax Assessment Office. In 2012, Ms. Lehman was appointed to the Cumberland County Board of Assessment Appeals, and was subsequently elected vice chair of the Board.

In 2010, Kristin co-founded Advantage Real Estate Advisors with Shaun Henry and became affiliated with Keller Williams of Central PA East. Ms. Lehman was instrumental in opening the KW Commercial Branch Office in Harrisburg, Pennsylvania.
